Customised Building Solutions

Mapletree offers build-to-suit arrangements (BTS) as a value-added service for clients by customising the facility to clients’ specifications and providing the space on long leases. This reduces the hassle of managing the construction of the facility, while still enjoying stable rental rates over the long-term.

In 2008, Mapletree completed its first BTS premium office building, Bank of America Merrill Lynch HarbourFront. With net lettable space of 200,000 square feet (sq ft), the six-storey office building is on long-term lease to Bank of America Merrill Lynch and houses its global support centre for private banking and global markets businesses. Mapletree also developed Tata Communications Exchange, a custom-built 170,000 sq ft world-class data centre, which was completed in 2010. Following which, Mapletree developed for Kulicke & Soffa (K&S) the K&S Corporate Headquarters, and a BTS data centre at 26A Ayer Rajah Crescent for Equinix. Following that, in June 2014, Mapletree also inked an agreement with Hewlett-Packard (HP Singapore) to redevelop the Telok Blangah Cluster into a BTS facility. This $226 million facility is Mapletree’s largest BTS project to date and it is expected to be completed in the second quarter of 2017.

Overseas, Mapletree completed the construction of Odawara Centre 1 and Odawara Centre 2 in 2013, the former is a BTS distribution centre for a global e-commerce company in Kanagawa Prefecture, Japan.
